TAX BILLS
Taxes are levied twice a year

Winter Taxes*:  are mailed by December 1st and payments must be received by February 14th of the following calendar year (please allow 7 days if mailing).  Any unpaid summer taxes will appear on your winter tax bill.  A 3% penalty will be applied after due date.

To view a list of taxes levied on the winter tax bill, as required by law, click here:  Winter Tax Bill

Summer Taxes*:  are mailed by July 1st and must be received by September 14th (allow 7 days if mailing).  A 1% penalty is applied after due date, and an additional 1% will be applied each month thereafter.

*NOTE:  If a tax bill has not been received and your taxes are not escrowed, please contact the Treasurer by phone at (269) 721-9709 ext. 201 or email: chicken@mei.net.

If your taxes are paid by your mortgage company, you will receive a copy of your tax bill, marked "COPY".  It is still the property owners' responsibility to make sure the taxes due are paid on time.

According to the State of Michigan, failure to receive a tax bill does not excuse a person from paying property taxes by the due date.

Deferment of Summer Taxes
Qualified residents may request summer tax deferment by submitting a Summer Tax Deferment Form by September 15th. These are tax deferments, NOT exemptions.  Please review the form to determine if you meet the qualifications. Tax will be deferred until February 14th of the following calendar year and you will avoid the late payment penalty. If not paid by the due date, a 3% penalty is applied.

Delinquent Taxes
On March 1st, any unpaid taxes are turned over to Barry County Treasurer as delinquent. Once submitted to the County Treasurer as delinquent, payments must be made to the Barry County Treasurer, Barry county Courthouse - Floor 1, 220 W. State Street, Hastings, MI 49058.

Principal Residence Exemption
Qualified property owners must file a Principal Residence Exemption Form with the Township Assessor by NEED DATE.  Please review the form to determine if you meet the qualifications.

If you are receiving this exemption, it will be indicated on your tax bill as “PRE: 100%.”

The amount of the Principal Residence Exemption will also appear on your tax bill.

Understanding Your Tax Bill
Taxes are based upon Taxable Value (One mill equals $1 per $1,000 of Taxable Value).

The Taxable Value of your property is set by formula and the Township Assessor(LINK). It is reported to you annually by the Assessment Change Notice which is mailed to you in February.  If you do not agree with your assessment, you will need to submit a Board of Review request form to challenge the assessment. The Board of Review convenes in early March to hear such requests.
